From a 10×40 Mobile Home to a Legacy in Note Investing

In 1980, a young Eddie Speed was living in a cramped 10×40 mobile home. He was working hard, dreaming of something better, and wondering what his future might hold. At the time, he had no idea that a simple invitation from his father-in-law would completely change the direction of his life.

Eddie stepped into the note business with no money set aside and no backup plan. All he had was a strong work ethic, common sense, and a willingness to learn the hard way. The world of notes was new to him and often tough, but Eddie didn’t shy away from challenges. Every mistake taught him something. Every small win pushed him to keep going.

As he learned the business from the ground up, Eddie discovered something that clicked. Working with notes allowed him to earn steady income without tenants, repairs, or the usual stress that comes with owning property. He wasn’t just making progress, he truly enjoyed the work. Spotting patterns, solving problems, and finding value where others saw trouble became something he loved.

Over time, Eddie got better and better. His results grew with his experience. He went from barely scraping by to completing more than 50,000 note deals, including 6,000 in just the past few years. People began to notice his ability to see deals others overlooked, and his name became well known in the space.

The biggest shift came when Eddie started teaching others what he had learned. In 1999, he founded NoteSchool with one clear goal: to help other people create the same kind of change in their lives that he had experienced himself. His teaching stood out because it was based on real work and real outcomes, not textbook ideas. People from all walks of life connected with his approach.

As the industry changed, Eddie continued to grow with it. He built strong relationships with large buyers and gained access to deal opportunities most individuals never see. Instead of keeping that advantage to himself, he used it to help his students find paths that were once out of reach.

Today, Eddie Speed is seen as one of the original leaders in note investing. He has coached more than 2,000 students and helped them create better income, more freedom, and a new way of thinking about real estate. His impact has helped shape how note investing is taught today.

Despite his success, Eddie has never forgotten where he started. He continues to learn, test new ideas, and openly share what works with the community he built.
